loved the location, just steps from a beautiful promenade walk with fab views. the staff were super friendly and made me feel so welcome. my room was comfy and nicely furnished, perfect for a solo traveler. the cooked breakfast was amazin, best one i've had with lots of tasty choices. even though i didn't do lunch or dinner, the menu looked really tempting!
the shower was a bit weak, could've been stronger. also, would be nice to have more teabags and sugar in the room.

The Superior Double Room featured a nice bay window, offering a charming view and a bit of old-world character. Breakfast had solid options, with various dishes cooked to order, setting the tone for a satisfying day ahead.
Unfortunately, the mattress in the room really needed replacing. it was lumpy and uncomfortable. The bathroom lacked proper ventilation, and the toilet was unreliable. Windows were painted shut, limiting airflow, while only one window opened, forcing us to deal with stuffy air. The shower over the bath required a safety handle, and accessing the room involved climbing narrow stairs, as there was no lift for luggage, which may not suit everyone’s preference.

boathouse bed & breakfast is a beautiful spot right on the beach. our superior double room was nicely decorated and very comfy. the staff were super nice and accommodating, making our stay special. Breakfast was a highlight. you could order whatever you liked! enjoying a drink with that lovely lakeside view was just perfect.

Amazing views from the room!
What a beautiful spot! We were right on the beach and the room had stunning views of Portsmouth. Caught the sunrise which was just wow! Staff were super friendly and the breakfast was really good. Only thing was the food service took forever, we waited almost an hour for dinner, so maybe they need more hands in the kitchen.

We really enjoyed our two-night stay, especially the lovely breakfast each morning and the comfy patio area overlooking the sea. There’s a nice bar for relaxing and the kids loved the nearby pool for some fun splashes. Just a heads up, the noise from the pub can be a bit loud until late, but it didn’t ruin our time! ☀️

We were in room 402, and while the view was lovely, the odd furniture vibe and some pesky dead flies had us feeling a bit let down.

We had a lovely stay with beautiful sea views right from our room. The sound of the waves was incredibly soothing, and the breakfast options were delightful, particularly the tasty sausages and mushrooms. Had a fantastic time with friends! Gorgeous location by the coast, perfect for walks to explore. The food was top-notch, especially the breakfast! Staff were super friendly and always around to help. Definitely check out the local pub for dinner. Just a heads-up, the shower pressure was a bit low, but overall, we loved our stay.
We did find the lack of lined curtains a bit of a letdown. Bright sunlight woke us up earlier than we wanted, which wasn't ideal after a night of fun.
